The Smart Global Property ETF offers investors easy access to gain exposure to global property markets, without needing to own physical assets.

The Smart Global Property ETF, built with iShares, tracks the FTSE EPRA Nareit Developed ex Australia Rental Net Tax Index (100% NZD Hedged), containing global property assets. It provides exposure to Real Estate Investments Trusts (REITs)and companies in developed markets, excluding Australia, that own, trade and develop income-producing real estate.

A company is included in the index if its rental revenue from investment properties is greater than or equal to 70% of total revenue. The top constituents of the index (as at 30 May 2025) are Prologis (Industrial), Welltower (Healthcare), Equinix (Data Centres), Digital Realty Trust (Data Centres) and Simon Property Group (Retail).

REITs are companies that own, operate or finance income-producing real estate such as apartments, shopping centres, offices, hotels and warehouses. By investing in an ETF that holds REITs, investors can gain broad exposure to the property sector in a single, accessible investment, while avoiding the complexities and responsibilities of direct property ownership.

Why global property?

ETFs provide liquidity, transparency, and diversification. NZ investors can get diversified exposure to global property markets – in NZ dollars and they can buy and sell on the NZX.

Investors tend to think of commercial buildings and malls, but today’s global listed property market is also influenced by data centres, logistics warehouses, and housing shortages.1

The property sector is adapting to modern economic trends, such as:

  • Urbanisation and housing demand.

  • The growth in logistics, warehousing, and data centres driven by e-commerce and cloud computing.

  • The impact of interest rates on valuations.

The Smart Global Property ETF provides a convenient way of investing in global property, providing exposure to over 300 securities across a range of property sectors including residential, retail, healthcare, data centres, industrial, office and self-storage.

The Smart Global Property ETF is 100% NZD-hedged, helping manage currency risk for local investors. From an investment perspective, currency hedging aims to remove some or all of the foreign currency risk implicit in owning international assets. This limits the impact of foreign exchange rate movements on investment performance.
